Terms of use
Last updated 28 October 2026.
1. About these terms
These terms apply when you use Hive United, our website and apps. “We” means Hive United Ltd (company number to be added). By creating an account you agree to them. Our privacy policy explains how we use personal data.
2. Who can use Hive United
- You must be 18 or over.
- You live in, own or let a flat in the building, or a building space has invited you as a professional.
- One account per person, with accurate details.
3. Your account
Keep your sign-in details safe and tell us straight away if you think someone else has used your account. We may ask you to confirm your flat, for example with a code posted to it or a document. We delete verification documents once we have checked them.
4. Building spaces and admins
Residents set up a space for their building. Admins are volunteers who approve members, moderate posts and choose which features are on. Admins must follow our code of conduct. They never see verification documents or individual rent figures. We may step in to review appeals, illegal content or misuse of admin tools.
5. What you post
You own what you post. You give us permission to store it and show it to the people you share it with, for as long as it stays on Hive United. Stick to facts, dates and evidence, especially when you write about a managing agent, freeholder, trade or neighbour. Don’t share other people’s personal details. We may remove content that breaks these terms or the law, and you can report anything you think we should look at.
6. Things you must not do
- Post anything illegal, threatening, hateful or harassing.
- Make claims about people or companies that you know, or should know, are untrue.
- Run scams, sell prohibited items or ask for payment for things you don’t have.
- Write fake reviews, or reviews you were paid or rewarded for.
- Pretend to be someone else, or to live in a building you don’t.
- Scrape data, test our security without permission or use members’ details for marketing.
7. Managing agents and other professionals
The professional portal only shows what a building chooses to send. Professionals must reply in good faith and must not use residents’ details for anything else, including marketing. Paid professional accounts may have separate terms.
8. Information, not legal advice
Our guides, templates and eligibility checks are general information. They are not legal advice and we don’t provide regulated legal services. Residents decide what to do and approve every letter before it is sent. For advice about your lease or a claim, speak to a solicitor or the Leasehold Advisory Service.
9. Payments and the marketplace
We don’t hold money for residents. Marketplace sales and any other payments between residents are up to them: check items before paying and be wary of anyone asking for money up front. We never hold service charge money. If your building buys a paid plan, the full price is shown before you pay, along with any right to cancel.
10. Changes and availability
We may change or remove features. We’ll tell you at least 30 days before an important change to these terms takes effect. Hive United may sometimes be unavailable, for example during maintenance.
11. Our responsibility to you
We are responsible for loss you suffer that was a foreseeable result of us breaking these terms or failing to use reasonable care. We are not responsible for what other members post or for deals between residents. Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or where the law does not allow it, and your legal rights as a consumer are not affected.
12. Suspending or closing accounts
You can close your account at any time from your profile. We may suspend or close an account that breaks these terms. We’ll tell you why and how to appeal, unless the law stops us.
13. Complaints
Email hello@hiveunited.co.uk. We acknowledge complaints within two working days and aim to resolve them within 14 days. You can also appeal a moderation decision from the notice we send you.
14. Law and courts
These terms are governed by the law of England and Wales. You can bring a claim in the courts of England and Wales or, if you live in Scotland or Northern Ireland, in the courts where you live.
